We visit your property in the Bay of Plenty and talk through what you need. No suits, no pressure, just straight answers.

Design and consent

We draw the plans and handle the council consent with Tauranga City, Western Bay of Plenty, or Whakatāne District. You do not chase paperwork.

What do barns cost?

Architectural builds in the Bay of Plenty typically start from $4,500 per square metre. Final cost depends on site conditions, materials, and the complexity of your plans. We provide a transparent fixed-price contract after detailed planning.

Do you work with my architect?

Yes. We regularly collaborate with architects across Tauranga, Mount Maunganui, and the wider Bay of Plenty. We build from your plans and work alongside your architect from concept to completion.

Do you offer design-and-build?

We do. If you do not have an architect, we can recommend trusted local architects and manage the entire process. This gives you one accountable team from first sketch to handover.

How does consent work?

We handle building consent applications with Tauranga City Council, Western Bay of Plenty District Council, Whakatāne District Council, and Rotorua Lakes Council. Your architect prepares the drawings and we manage the consent process.

How long does it take?

A typical architectural build takes 12 to 18 months from consent to handover. Complex coastal sites or bespoke detailing can extend this. We provide a clear programme before we start.
